TOCCI partners with ZOM Living to deliver a 325-unit multifamily development at Braintree’s South Shore Plaza.

TOCCI is serving as construction manager for The Residences at South Shore, a 325-unit multifamily community developed by ZOM Living adjacent to South Shore Plaza in Braintree, Massachusetts.

The project encompasses nearly 509,000 square feet of new construction, featuring a four-story residential building wrapped around a five-level precast parking garage. The unit mix includes studios, one-, and two-bedroom apartments, with 33 affordable housing units. Resident amenities include an outdoor pool, landscaped courtyards, clubrooms, fitness facilities, and co-working spaces.

The building utilizes light-frame wood construction with a limited podium structure. TOCCI’s approach integrates coordinated preconstruction planning and BIM throughout delivery.
