TOCCI Named Construction Manager for The Residences at South Shore
TOCCI Selected as Construction Manager for 325-Unit The Residences at South Shore in Braintree.
(Woburn, Mass. – March 2026) – Tocci Construct, LLC has been selected by ZOM Living as construction manager for The Residences at South Shore, a new 325-unit multifamily community adjacent to South Shore Plaza in Braintree, Massachusetts.
The development will introduce a four-story residential building wrapped around a five-level precast parking garage, adding nearly 509,000 square feet of new construction to one of the region’s most established retail destinations.
The project includes a mix of studio, one-bedroom, and two-bedroom apartments, with 33 units designated as affordable housing. Planned amenities include an outdoor pool, landscaped courtyards, clubrooms, fitness facilities, and co-working spaces.

The building will utilize light-frame wood construction with a limited podium structure. As with all TOCCI projects, the team will incorporate coordinated preconstruction planning and Building Information Modeling (BIM) to support efficient delivery. The project team includes Hord Coplan Macht as architect, RJ O’Connell & Associates as civil engineer, and Copley Wolff Design Group as landscape architect. Construction is scheduled to begin this year, with completion anticipated in 2029.
