TOCCI has an immediate opening for an Assistant Project Manager.

The Assistant Project Manager (APM) is tasked with supporting various stages of project development, from initiation to completion. Projects include a range of sectors including healthcare, multi-family residences, hotels, and mixed-use developments. 

responsibilities

  • Supports the strategy and schedule methodology for the team, and shares responsibility for client satisfaction.
  • Supports the Senior Project Manager (SPM), Superintendent, providing input on: Safety, Means and Methods, problem solving, schedule compliance, subcontractor management, and quality.
  • Under the direction of the SPM, negotiates competitive pricing with subcontractors, prepares bid-tabulations and letters of recommendation, issues purchase orders and subcontracts, and oversees bonding, insurance, and financial qualifications.
  • Supports the SPM, Tocci’s primary risk manager, with respect to finances, quality, safety, and schedule. 
  • Participates in project schedule strategy in conjunction with Tocci’s SPM, Project Controls Manager, General Superintendent, Project Superintendent, and Cost Engineering Department.
  • In addition, the APM helps develop detailed schedules showing key milestones, material deliveries, and inspections using Primavera P6 and/or Microsoft Project.   
  • Reviews the Superintendent’s 3-week look-ahead schedule and participates in updating the overall project schedule. Ensures interim milestones are met and completion dates achieved.
  • Holds subcontractors accountable for adhering to the Project Schedule.   
  • Implements measures to restore the schedule as needed.  Pursues and obtains contractual schedule extensions when required. 
  • Maintain Procore, provide documentation of project budgets, changes, contracts and subcontracts, submittals, payment applications, RFIs, Notice of Delays, events, and issues. 
  • Prepare meeting minutes and documentation.
  • Assist in leading subcontractor coordination meetings.
  • Assists the PM/SPM in maintaining project budgets, monthly cost to complete reports, cash flow projections, and ensuring profitable projects.
  • Ensures changes to the scope of work are fully vetted, coordinated, and aligned with project schedule and cost goals. 
  • Provides the PM/SPM with documentation to ensure subcontractor work is completed for billing and payment.   
  • Support project safety efforts, including regular weekly safety inspections; review of Material Safety Data sheets, and review of subcontractor insurance certificates.  
  • Review project schedule and documents to ensure project sequencing and site logistics adhere to OSHA requirements. 
  • Apply for and maintain OSHA 30-hr certification. 
  • Assist the Superintendent in tracking and filing pre-task plans, MSDS, incident reports, equipment inspection records, and operator license documentation. 
  • Under supervision of the PM/SPM, close out the project, resolving all subcontractor and vendor accounts, and finalizing all owner change orders. 

requirements

  • Bachelor of Science in Construction Management or industry related 4-year degree.
  • 3-5 years of construction experience.
  • Excellent technical skills; facility with Project Management software.
  • Informed, results driven + organized.
  • Exercising sound judgement.
  • Proficient communication skills, both spoken + written.
  • Performance of the required duties will require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction.  
  • Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. 
  • Performing this job requires use of hands to finger, handle, or feel objects, tools or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl.  
  • While performing the duties of this job, the employee regularly visits the construction work site.  The noise in these work environments is usually moderate to very loud.  
  • Employee must occasionally lift and/or move up to 50 pounds.
