Tocci Building Companies Provided Construction Management Services for W.B. Mason Boston-Area Headquarters

Woburn, MA (June 16, 2015) – Tocci Building Companies (Tocci), a Boston-area construction manager and recognized leader in virtual design and construction solutions, provided construction management services for the renovation of the 360,000 square-foot (sf) warehouse at 647 Summer Street in Boston, MA. The property currently serves as W.B. Mason’s headquarters and main distribution facility for their Northeast-greater Boston region.

We were excited to manage this project because it presented complex logistical, operational, and safety challenges. Because W.B. Mason operates under a 24-hour work cycle, all renovations had to be completed without limiting the facility’s operating capacity. We were dedicated to delivering an aesthetically attractive solution that better suited the needs of W.B. Mason and building ownership while ensuring accurate cost estimates and development timelines.

The renovations at 647 Summer Street included the re-siding and re-roofing of the entire 360,000 sf warehouse, and the preparation of the 10,000 sf interior “vanilla box” for W.B. Mason’s offices. The exterior was upgraded to better meet current Construction and Energy Codes by installing an aluminum corrugated and paneled siding system (with color toning combinations) and a new, higher-grade insulated and membrane roof. The resulting design dramatically improves the working conditions for W.B. Mason employees.

Interior upgrades included a complete re-painting of the ceiling and full wall re-paneling. Notably, all project upgrades and construction services took place within an active, 24-hour-a-day distribution facility. Due to the complex nature of the project, which required the removal and re-stacking of stored materials and goods, Tocci implemented a strategic coordination system between subcontractors, architects, W.B. Mason, and building ownership, completely eliminating operational downtime.

647 Summer Street is a 360,000 sf warehouse facility that is part of the Pappas Commerce Center. With a premier location in the Seaport District just minutes from downtown Boston, the property provides W.B. Mason with a strategic distribution hub offering easy access to the city’s ports, major interstates, and Logan International Airport.
