TOCCI, in joint venture with L.F. Driscoll, partnered with the General Services Administration (GSA) to deliver a 5-year modernization of the 16-story Peter W. Rodino Federal Building in Newark, NJ. Originally constructed in 1968, the building underwent extensive upgrades to meet contemporary standards for safety, efficiency, and accessibility.

Comprehensive Renovation
The Rodino project encompassed asbestos abatement, seismic code compliance, and full HVAC/MEP system replacement, alongside nine floors of gut renovations and seven floors of cosmetic upgrades. TOCCI-Driscoll also introduced new amenities—including a fitness center, cafeteria, and accessible public areas—transforming the federal workplace into a safer, healthier, and more functional environment.
Sustainable Impact
Achieving LEED® Silver certification, the modernization improved the building’s overall energy efficiency by more than 20%, supported by high-efficiency mechanical systems, daylighting controls, and low-VOC materials. This balance of modernization and sustainability ensures the Rodino Federal Building will serve government agencies for decades to come.
