Our Services

TOCCI gets involved early, uses advanced tools to make budgets more reliable, and helps the design team make better decisions faster.

We use Target Value Design (TVD) to treat the budget as a design constraint from the start, Design for Manufacturing and Assembly (DfMA) principles to build efficiency into the design itself, and digital twins to test how systems interact before anyone picks up a tool.

The goal: use preconstruction to solve problems that construction can’t afford to have.

TOCCI comes to every engagement as engineers of what’s still possible — not coordinators of what’s already been decided. We treat risk, cost, and revenue as levers, and we pull them early.

That means finding the exposures that kill projects before they reach a shovel. It means building a cost model that travels with the design, so every decision carries a price tag before it’s locked in. And it means asking the questions that make the pro forma work — unit mix, amenity trade-offs, delivery sequencing, financing milestones — before someone else stops asking them.

Risk 
Engineering

  • De-risking drawings to minimize RFIs, change orders and unknowns
  • Applying DfMA (Design for ease of Manufacturing and Assembly) to make trade partners more efficient.
  • Creating a LOD 400 model (fabrication-ready) for MEPFP before subcontractors bid the drawings to substantially lower MEPFP costs
  • TAKT scheduling to sequence work predictably and de-risk hand-off from one trade to the next

By substantially de-risking design and schedule as described above, we can selectively and safely increase our risk with subcontractor selection to access the lean and cost-effective subcontractors

Cost Engineering

  • Crowdsourcing cost reduction ideas from every subcontractor bidding the project to unearth all efficiency ideas
  • Maximizing subcontractor scope certainty and sharp pricing through our feedback loop + iterating process

Sharp pricing starts with sharp scope. We build the cost model before the bids go out, so subcontractors price what’s actually being built

Revenue Engineering

  • Massing optimization to increase building efficiency or rent.
  • Delivery sequencing to hit financing milestones and unlock draws earlier
  • Identifying opportunities to increase net rentable area without increasing gross

At the end of a long project, there’s a rush to turn over the minimal viable products needed to operate the building for the next 50 years.
