Beth Israel Lahey Digital Twin
Transforming Lahey’s Campus: Precision Modeling for Future-Ready Facilities
TOCCI crafted a precise virtual replica of Lahey’s 440,000 sf Burlington, MA campus. Using advanced laser scanning, TOCCI documented seven floors, capturing structural, mechanical, electrical, and plumbing (MEP) systems. This 3D model is the hub for building management systems and EMS. It equips the hospital with a dynamic tool for planning, maintenance, and future projects. All work was performed off hours in close coordination with the facilities team. TOCCI delivered a comprehensive as-built model that enhances operational efficiency and informs smart decision-making.

A Digital Framework for Confident Decisions
The digital twin integrates laser scanning, point cloud modeling, and DfMA to align capital planning with active construction. By capturing hidden conditions and coordinating MEP/FP systems, the model enhances constructability, reduces risk, and informs long-term facilities management. This data-rich platform supports smarter decision-making, predictable budgets, and safer project delivery.
Cost Reduction in 3 Phases
At Beth Israel Health, we implemented a digital twin to transform facilities management and reduce costs across three phases. By laser-scanning existing conditions and modeling critical systems, we created interactive as-built models, established digital twin standards, and trained staff—streamlining capital project planning while driving measurable savings.
Phase 1: Delegated CD Design Effort:
We reduced design time by 20% by consolidating work into a single coordinated team. We built trade coordination into the process, eliminated back-and-forth revisions, and secured the Engineer of Record’s stamp to validate the as-built design.
Phase 2: Bid Period Scope Reduction:
We delivered pre-optimized bid documents that cut products by 15%, secured better subcontractor pricing, and increased offsite fabrication by 40%. We also reduced onsite staff by 30%, improving safety and minimizing waste.
Phase 3: Change Order Elimination:
We eliminated typical change orders of up to 40% through proactive coordination. By keeping the team onboard to triage claims, we ensured cost certainty and sustained project momentum.
