Built in 1870, the restored Abbot Mill is a 239,000 sf project is comprised of 131 unique loft-style residences, crafted to cater to contemporary lifestyles while honoring the site’s heritage.

Reviving History with Precision + Purpose

As Abbot Mill was transformed into modern loft-style residences, defining industrial character—exposed brick walls, heavy timber beams, hanging fire doors, and remnants of the original wood flooring—was thoughtfully preserved and refashioned into each apartment, preserving the soul of the mill while creating contemporary homes.

Honoring the Past, Building for the Future

TOCCI’s approach went beyond restoring the past—it advanced the mill’s future. The project includes a 40,000 sf rooftop solar, continued use of canal water for heating and cooling, and highly insulated, sealed units to reduce energy loss. Materials were repurposed on-site—lumber off-cuts became stair risers and steel floor plates were converted into unit signs—minimizing waste while preserving the building’s historic character.

Challenge:
Transforming a historic mill into contemporary apartments while preserving original timber framing, brickwork, and architectural integrity—under the watchful eye of historic preservation standards.

Solution:
TOCCI coordinated specialized trades for plaster restoration, custom millwork replication, and masonry repairs, while integrating modern mechanical systems using laser scanning and precise BIM modeling to navigate irregular, aged structures.

Result:
The revitalized Abbot Mill Apartments offer distinctive loft-style residences that honor the site’s industrial heritage, achieving both historic preservation goals and modern comfort for residents.
