From History to Housing
The Beacon Trust Company Building has stood at 31 Milk Street since 1923—its ornate lobby and original façade a fixed point in the Financial District’s streetscape for more than a century. Dinosaur Capital Partners selected TOCCI to convert all 95,000 sf of it into 110 rental apartments as part of Mayor Wu’s Office-to-Residential Conversion Pilot Program, with one condition that defines the entire project: the USPS Post Office on the ground floor stays open throughout construction. The building was never fully vacated. It is being remade around a working federal facility.

Over two years, TOCCI analyzed and priced 17 office-to-residential conversions across Boston—developing a repeatable process for reducing cost, managing the specific risks of adaptive reuse, and unlocking feasibility in a category where most projects stall before they start. 31 Milk Street is where that work became a building. Designed by ICON Architects, the project preserves the original lobby and façade while converting floors two through eleven into residences, with new amenities at the mezzanine and basement levels.
