Innovating Headquarters: New England’s First IPD Project
TOCCI + KlingStubbins (Jacobs) collaborated to deliver New England’s first Integrated Project Delivery (IPD) venture. The 61,000 sf headquarters boasts private meeting rooms, open offices, lounges, and 5,000 sf of gallery space. The concept, design, and construction were completed in just 11 months, enabling early occupancy and utilization of the space.

Collaboration + Co-location
TOCCI, the owner, and the architect co-located during design, embedding construction expertise directly into the design process. Permanent desks and workstations were set up at the architect’s office for team members from and a collaboration space was created for engineers and subcontractors to work together. This real-time collaboration accelerated decision-making, reduced redesign, and streamlined coordination on complex elements like the millwork ceiling and HVAC systems. With cost and constructability insights at hand, the team delivered a fully coordinated design that minimized risk, controlled budget, and kept the project on schedule.
To meet an expedited schedule driven by leasing constraints, the team implemented a comprehensive, turnkey strategy. The IPD framework enabled simultaneous design, fabrication, and finalization of the GMP, allowing for the development of fabrication-ready documentation during preconstruction. This process also integrated furnishings and building systems from the outset. The concept, design, and construction were completed in 11 months including permitting and entitlement.
VDC drove precision from the start, with laser scanning capturing existing conditions and producing an exact digital model. BIM enabled seamless, construction-integrated collaboration with millworkers and subcontractors on HVAC systems and custom features like the decorative wood ceiling. Early MEP engagement streamlined coordination, eliminated clashes, and optimized design resulting in faster decisions, fewer changes, and a flawlessly executed interior renovation.
A suite of digital tools, including Revit and Ecotect, guided daylighting and energy analysis, driving LEED® Platinum certification. Systems designed by KlingStubbins featured automated lighting, daylight controls, FSC-certified wood, and low-VOC finishes. TOCCI’s air quality program, waste recycling (88%), and clean construction practices ensured a healthy environment.
