A 3-story adaptive reuse of an existing 50,000 sf masonry building (the former Graphic Arts Finishers Building) that now includes 46 multi-family units.
Preserving History: Adapting the 100-year-old print manufacturing facility into modern apartments included extensive masonry restoration and carefully maintaining the existing 3-story chimney stack that were original to the building.
Lifestyle: Celebrating Sullivan Square’s industrial heritage, the Graphic Arts Finishers Building features loft-style apartments, offers residents a lounge, club room, game room, and bike storage facilities, as well as onsite management offices.
Transit-Oriented: Steps from Sullivan Square Station, The Graphic connects residents to downtown Boston while ground-floor retail and amenities bring new energy to the site’s historic industrial footprint.
Building 34
A 136,000 sf new-build modular mid-rise constructed with 128 boxes over a steel-framed podium garage. This 4-story modular build is home to 125 units.
125 units built from 128 modular boxes, each weighing up to 35,000 lbs and spanning over 60 feet in length. The team placed up to 14 boxes a day, completing the 136,000 sf structure in just over one month.
TOCCI employed Virtual Design and Construction (VDC) and BIM tools to coordinate modular fabrication and installation—particularly the MEP/FP systems and site logistics—ensuring smooth execution from factory to final placement.
Charlestown residents watched the building rise in real-time, often surprised by how much changed in a single day. Modular delivery minimized on-site noise and disruption while accelerating construction and delivering consistent, high-quality results.
