Extensive sitework and carefully phased tie-ins to the existing hospital ensured uninterrupted care throughout construction.

From Model to Milestone

TOCCI utilized BIM to visualize complex tie-ins to the existing hospital, optimize sequencing, and identify potential conflicts before construction. It supported design analysis, coordination, and logistics, including mapping requirements and installation of the linear accelerator (LINAC). The BIM validated compliance with strict penetration requirements for the LINAC vault and modeled the equipment path, revealing the need for “out of sequence” casework and wall finishes. This approach streamlined collaboration, minimized delays, and kept the hospital fully operational throughout construction.

Integrated Project Delivery

The Marlborough Cancer Pavilion was New England’s first healthcare project completed under Integrated Project Delivery (IPD). Early alignment between the hospital, architects, and subcontractors allowed the team to anticipate challenges, test construction sequencing, and resolve potential conflicts before breaking ground

Sustainability

Built to LEED standards, the Cancer Pavilion captures rainwater from roof drains via a rain chain system. Stored water feeds both water features and landscaping, reducing water use while enhancing the healing environment.

Active Hospital Construction

TOCCI managed system tie-ins with minimal shutdowns, redirected pedestrian and staff traffic, enforced strict containment protocols to keep patient areas clean, and prioritized safety throughout the project, ensuring hospital services continued uninterrupted.
