Rock Chapel Marine Headquarters
Once home to a 13-million-gallon oil tank farm, the site along Chelsea Creek has been transformed into the new headquarters for Eastern Salt Company’s Rock Chapel Marine. The two-story, 5,349 sf building combines resilience and architectural character, with expansive windows, cedar shingles, and an open plan designed for both operations and community use.

Design + Delivery
TOCCI partnered with Landing Studio and DiPrete Engineering through its Highly Collaborative Project Delivery, guiding preconstruction, design, and construction. The result: a “right-sized” headquarters that supports operations while anchoring a larger renewal effort that includes salt storage facilities, distribution infrastructure, and a new public park.
Challenge
Building on a former oil tank farm along Chelsea Creek presented unique hurdles. The waterfront location required foundation stabilization on piles and grade beams, while also demanding abatement measures and careful coordination near dense residential neighbors.
Solution
TOCCI applied its Highly Collaborative Project Delivery, uniting Landing Studio and DiPrete Engineering early in design and preconstruction. Virtual modeling guided structural choices, cost implications, and subcontractor take-offs, ensuring accuracy and alignment with the Owner’s vision.
Result
The finished headquarters is a resilient, architecturally distinctive facility that anchors operations and enhances the waterfront. Beyond supporting Eastern Salt’s dispatch and stevedoring functions, the project contributes community value through a public park, amphitheater, and improved site appeal.
