To meet the demands of a fast-track schedule, TOCCI used modular construction to fabricate the 54 units offsite in a Maine factory. Each module was delivered to Cambridge complete with rough systems and interior finishes, then set in place and weather-tight within five days. Leveraging Building Information Modeling (BIM), the team coordinated logistics for the tight urban site—minimizing disruption, maintaining precision, and achieving occupancy just 120 days after foundation work began.
