Over 30% of Tocci projects are Design/Build. Design/Build is a “single responsibility” contracting method in which a non-development entity, such as an architect, contractor or design/build firm, assumes sole accountability, under one contract, for all aspects of project performance.

Tocci delivers design/build services as a contractor led team with the architect and all other design and construction entities hired as Tocci subcontractors. Our approach enables selection of an architect with the distinctive style, experience and reputation most appropriate to a given project.

The primary benefits of the design/build (D/B) process go to the developer. D/B eliminates owner responsibility for coordination between the architect and the contractor and places it on the shoulders of the design/builder. This frees the developer to develop a well-considered project scope and budget and engage in timely decision-making. Other proven benefits of D/B, directly attributable to this sole liability arrangement, include improved budget control, cost savings, time savings, quality enhancement, lean administrative process, outstanding team coordination and reduced change orders.

The recommended form of agreement for Design/Build is Lump Sum.

Not all projects are appropriately developed using the design/build process. Tocci’s reputation is predicated on being a promise keeper. If design/build won’t enable us to best build a project we will recommend another delivery method.
