Construction Management is Tocci’s core delivery method. It is a delivery form in which an owner engages a qualified builder, separate from the architect, to identify, subcontract and manage the labor and material resources necessary to build a quality facility within specific time and cost parameters.

Tocci CM services are contracted design-build-bid or CM as builder. Tocci excels in the CM as builder role. Teaming with the architect and owner during the design phase, when 65% of cost saving opportunities present themselves, enables the provision of valuable cost optimization recommendations.

We employ building information modeling (BIM) to enhance CM service worth. BIM spins 2D information into an intelligent 3D format that communicates design intent with fly-through clarity while simultaneously defining the construction process with precision-oriented detail. BIM results in buildings that meet spot-on use and constructability requirements before ground breaks rolling back average change order requests by 75% or more.

Tocci CM services are provided at “at-risk.” The benefit of this method, versus general contracting, is that we partner with the owner and architect to realize all feasible savings prior to finalizing a project budget and are motivated to meet or reduce this cost throughout the construction process. Additionally, centralized responsibility for all components of the construction phase minimizes owner and architect liability.

The recommended form of agreement for Construction Management is GMP.
