You know – buildings that are already there.

At Tocci, we have a unique approach to handling existing buildings (sit down for this one): we get to know them. (Radical? We know.)

One way we do this is by utilizing high definition scanning (HDS), which is a surveying process that uses laser scanners in combination with conventional surveying methods to produce an accurate (within a fraction of an inch) virtual model of the existing building. The resulting representation – called a pointcloud – often looks like a photograph, but is actually made up of millions of points.

Those points make the pointcloud very practical; we use it as the basis for our BIM:

After a several step conversion process (actually 23 steps), we produce an existing conditions model based on the pointcloud. From there, we perform a 2d conversion of the new architecture, structure and mechanical systems.

Many times, designs for renovation projects are based on inaccurate as-builts, which under traditional circumstances create pricey field issues. Lucky, virtual construction breaks the traditional mold. We find most issues during the 2d conversion virtual construction. More importantly, we are able to resolve them with less impact to the bottom line or the project completion date.
